今天接到了鑫苑置业的EMS，入住通知书：
基本表达了如下意思：
1、2009年6月30日下午5时，到售楼处开始办理入住手续，如果不在上述期限前来办理入住交房手续，视为已于2009年6月30日交付。
2、装修手续需于2009年7月4日后到物业服务处办理。
3、办理入住所需资料
（1）购房合同、前期物业管理服务协议原件
（2）身份证及复印件2份
（3）业主及家庭常住人员1寸照片各1张
（4）已缴款项的所有发票和收据
（5）入住通知书
4、还需缴纳的款项
（1）房屋面积补差价
（2）850元有线电视（不是数字电视吗？）初装费（其中250元有线电视开户费，600元机顶盒费用）
（3）物业管理费
（4）垃圾清运费（住宅500，公寓200，商铺200），办理装修手续时缴纳
（5）装修保证金（住宅2000，商铺1000），在办理装修手续时由装修公司交纳。
5、办理流程
（1）业主携带全部资料到售楼处排号
（2）业主按照排号顺序在售楼处财务部缴纳购房应交款项（上条中的1、2两项）
（3）缴纳齐购房款项的业主，车辆送到物业交付现场。（难道不交齐，业主就自己走过去？）
（4）业主在物业交付现场缴纳物业管理费用及办理入住手续
（5）业主在物业工作人员的带领下，前去验收所购房屋
（6）业主收房
不太明白的是流程的4和6，办理入住手续和收房有什么不同呢？房子还没有收，就可以入住了吗？从字面上就不通嘛……
不过，能看明白的一点就是，在看到房子之前，所有的钱，必须都交上！
